This barometer records the mortgage rates advertised by lenders active on the Belgian market. These are not personalised rates: what you are actually offered depends on your loan-to-value ratio, your income and the term of the credit. The figures below give the order of magnitude of the market at the survey date.

Our verdict

An advertised rate is a headline condition, generally reserved for the strongest files. Use this barometer to place an offer you have received, not to predict the rate you will obtain. A gap of more than half a point against the median deserves an explanation from the lender.

Method

Rates are collected manually from the public material of lenders active in Belgium. We retain the rate advertised for a standard formula, without conditioning on the purchase of ancillary products where that information is available.

This survey is not an offer. Lenders adjust their conditions according to the loan-to-value ratio, the term, the borrower's income and the overall banking relationship. The same institution can quote materially different rates to two borrowers.

We publish no ranking and no recommendation of any institution. The table is sorted by ascending rate, which is a factual ordering rather than a judgement.

The survey date appears beneath the table. Beyond a few weeks, treat these figures as indicative and verify directly with the lender.

How to read the figures

The lowest rate usually corresponds to a specific formula: a short term, a low loan-to-value ratio, or a condition to buy ancillary products. It is not representative of what an average borrower obtains.

The median is the most useful indicator. It locates the middle of the market and lets you judge whether an offer you have received is within the normal range.

The spread between the minimum and the maximum measures dispersion. A wide spread means it is worth approaching several institutions; a narrow one indicates a homogeneous market where negotiation will bear on fees rather than on the rate.

One reminder that matters more in Belgium than elsewhere: the rate is not the whole cost. File fees and above all the mortgage life insurance premium can weigh more than a quarter-point difference in rate over the life of the loan.

These figures are published under an open licence and may be quoted or reused, including commercially, provided Switchr.be is cited as the source and the survey date is stated.

No. These are advertised rates, corresponding to headline conditions often reserved for the strongest files. Your own rate will depend on your loan-to-value ratio, your income, the term and any ancillary products. Only a written offer binds a lender.

How often is this barometer updated?

The survey is monthly and the exact date appears beneath the table. Between two surveys lenders can adjust their conditions, so beyond a few weeks you should verify the figure directly with the institution concerned.

Why are some lenders missing?

Because they publish no indicative rate, or release one only after a personalised simulation. We record only publicly advertised rates so that anyone can verify the survey against the same sources we used.

Can I reuse these figures?

Yes, under an open licence, citing Switchr.be as the source and stating the survey date. That is precisely the purpose of publishing the barometer rather than keeping the data behind a comparison form.
