Borrowing with no own funds at all has become rare in Belgium. Lenders may finance a large share of the purchase price, but registration duties and notary fees are generally excluded and have to be paid from your own money on the day of the deed. Those acquisition costs, not the loan-to-value, set your real minimum deposit.

The question is not whether a lender will finance 100% of the price. It is whether you can pay the acquisition costs in cash. In Belgium those costs are the actual obstacle, and they change with the region and the regime that applies to you. Have them calculated by a notary before you start viewing properties, not after an offer is accepted.

What the loan covers and what it never covers

The mortgage finances the acquisition of the property up to a loan-to-value the lender sets. The higher that ratio, the higher the rate, and above a certain level many lenders simply decline.

Registration duties, notary fees and the cost of the mortgage registration itself are generally not financed. They come on top of the price and are paid at the deed, in cash.

These costs are a material share of the total budget and vary by region and by the regime you fall under. It is the first figure to obtain, before you look at a single property, because it determines the price bracket you can realistically work in.

The levers that actually exist

Lengthening the term lowers the monthly payment and raises the amount a lender will grant, at the cost of a higher total cost of credit. It is a trade, not a solution, and lenders apply an age limit at the end of the loan.

Family help, as a gift or a family loan, remains the most common way of assembling the funds for acquisition costs. A repayable family loan will be counted in your existing commitments; a gift will not, but it follows its own tax rules, which are also regional.

Regional housing schemes exist in each Belgian region to support access to ownership, with conditions on income, household composition and the property. They belong to regional housing policy and are revised regularly, so check the current terms with the competent regional housing body rather than with a lender.

Finally, adjusting the property or widening the search area remains the most effective lever, even if it is the least welcome. A property that needs work can also be financed differently, since renovation costs are treated separately from the purchase.

Frequently asked questions

Can I borrow 100% of the purchase price?

Some lenders will for strong files, at a higher rate than for a file with own funds. Even then, registration duties and notary fees remain yours to pay and must be available in cash on the day of the deed. A 100% loan is therefore not the same thing as buying with nothing.

How much should I budget on top of the price?

It depends on the region, the regime that applies and the nature of the property. Registration duties are a regional competence and differ between Flanders, Wallonia and Brussels, with reduced regimes in each. Only a notary can quantify your specific case, and that consultation is free at this stage.

Can a family loan count as my deposit?

Yes, and it is common. If it is repayable, the lender will count the repayment in your existing commitments, which reduces what you can borrow. A gift does not have that effect but follows its own tax rules, which are set by the region and differ between them.

Do public schemes for first-time buyers still exist?

Each Belgian region runs schemes to support access to ownership, with conditions on income, household composition and the property itself. They change regularly, including the income ceilings. Consult the regional housing body competent for where you intend to buy, since the schemes do not cross regional borders.
